What is a General Contractor?

general contractorDefinition of General Contractor (GC):  A general contractor that is licensed to perform all construction trades (except electrical, plumbing, air conditioning systems, boilers, swimming pools, spas, and roofing (except shingles and shakes)).  For the trades we are not specifically licensed, we subcontract the appropriate licensed specialty trade to perform that specific work.  In Arizona the Registrar of Contractors (ROC) is responsible for the licensing of all contractors.  For GENERAL CONTRACTORS there are multiple levels of residential and commercial general contracting, depending on the GC’s qualifications and experience.  Some GC’s can only do residential remodels, some can do residential remodels and/or new homes, some can do residential and small commercial project and others have the qualifications and experience to do all facets of residential and commercial projects.  Universal General Contractors is licensed for all types of residential and commercial projects.

NOTE:  In Arizona, contractors that have a GC license may, by choice, perform specialized construction (i.e. drywall or framing or flooring or finish carpentry, etc.)  When speaking with a GC make sure that they regularly perform the type of work you are looking to have performed.  Universal General Contractors is a full service construction company; we perform all construction tasks within a project, as described below under our KB-01 license.  For the trades we are licensed, we utilized our in house manpower, and for trade(s) we are not licensed, we have formed a strategic alliance with subcontractors.  This allows us to better control the construction time, costs and quality.

Universal General Contractor’s (ROC License#233091 KB-01) licensure is stated below as defined by the Arizona Registrar of Contractors.

 KB-1 DUAL BUILDING CONTRACTOR
This classification allows the scope of work permitted by the B-1 General Commercial Contractor and the B- General Residential Contractor licenses.

B-1 GENERAL COMMERCIAL CONTRACTOR
Construction, alteration, and repair in connection with any structure built, being built, or to be built for the support, shelter, and enclosure of persons, animals, chattels, or movable property of any kind. This scope includes the supervision of all or any part of the above and includes the management, or direct or indirect supervision of any work performed.

This scope includes most of the L scopes except as they relate to electrical, plumbing, air conditioning systems, boilers, swimming pools, spas, and roofing (except shingles and shakes) which must be subcontracted to an appropriately licensed contractor.

B- GENERAL RESIDENTIAL CONTRACTOR
Construction of all or any part of a residential structure or appurtenance, except for electrical, plumbing, air conditioning systems, boilers, swimming pools, spas, and roofing (except shingles and shakes) which must be subcontracted to an appropriately licensed contractor. Also included are the scopes of work in B-3 and most of the “C” scopes except as restricted above.

B-2 GENERAL SMALL COMMERCIAL CONTRACTOR
Small commercial construction in connection with any new structure or addition built, being built, or to be built for the support, shelter and enclosure of persons, animals, chattels or movable property of any kind. This scope includes the supervision of all or any part of the above and includes the management or direct or indirect supervision of any work performed.
This scope includes most of the L scopes except as they relate to electrical, plumbing, air conditioning systems, boilers, swimming pools, spas, and roofing (except shingles and shakes) which must be subcontracted to an appropriately licensed contractor.

KB-1 DUAL BUILDING CONTRACTOR
This classification allows the scope of work permitted by the B-1 General Commercial Contractor and the B- General Residential Contractor licenses.
